Relocating to Tempe

Tempe real estate

Are you relocating to Tempe Arizona? Across town, across the state, or across the country? Let me give you a little bit of advice about moving here from out of state: wear sunscreen, drink water, and packed those winter clothes away until Christmas… Maybe. You may never need them again. I mean, Tempe has one of the warmest climates in the country and that's year-round. And yes, it is a dry heat, but even 110° with dry heat can be quite toasty. Never fear, there's always a pool close by, an air-conditioned home, or a great way to cool off during the summer.

If you relocating or moving to Tempe Arizona, here are some things to know about the area.

Phoenix is the largest city within the Phoenix Metro area. Scottsdale is more expensive and geared toward tourists wire as Tempe is more of a college town. Phoenix is the sixth most populated city in the US and sprawled out over several miles. With several tourist destinations, concert venues, sporting events, and theaters, Phoenix is really the hub that anchors the entire area. However, all of these areas are no more than about an hour away from each other so even if you have an event in one of the neighboring towns, it shouldn't take you long to get there regardless of where you choose to live. So, why choose Tempe?

Shopping

Tempe is the hub for shopping. And it makes sense being a college town. There are multiple malls and shopping centers such as Arizona Mills, the Mill Avenue shopping district, and of course, we have the biggest IKEA store west of the Mississippi. From small boutiques and little niche shops to major department stores and all your favorites like Best Buy, Home Goods, Costco, Target, Walmart, and all the rest, you won't need to go far for shopping.

Casino anyone?

This may or may not appeal to you but there are over 900 machine games and gambling tables at Casino Arizona. 'nough said.

Water parks.

Tempe is home to two water parks, Big Surf Fun and Splash Playground. Remember how I was telling you there's always a place to cool off? This is the place to be. Big Surf Fun has concerts throughout the summer, a vibrant calendar of events, wave pools, water slides, and has actually been featured in three motion pictures. This waterpark has been providing fun for over 50 years. But Tempe also has a variety of neighborhood pools throughout the community.

The Fiesta Bowl

Tempe is home to the annual college football bowl game called the Fiesta Bowl. This event happens every December and draws a big crowd from the college audience each year.

Great schools.homes for sale in Tempe Arizona

Not only at the college level but Tempe has a great public school system with several different districts for elementary, middle, and high school.

Easy drive, easy commute, easier public transportation

Tempe is known for having a relatively easy traffic system and commute. Major freeways run through town with Loops 101 and Luke Loops 202, Interstate 10, and Route 60 is the pass most frequently traveled. But we also have a great public transportation system of light rail and buses that offer a variety of travel means around town. There's even a freeze bus service for residents. The Orbit system runs five routes through town that are absolutely free.

Tempe Real Estate

Another great thing about Tempe is the variety of neighborhoods. There are dozens of different distinct neighborhoods within the city. North Tempe is a densely populated college area with South Tempe having more of an open field and being family-friendly with parks, neighborhood schools, and close to modern services and amenities. Tempe also has some extremely affordable neighborhoods with a median home value of about $275,000. Being a college town, it's not surprising that 59% of residents rent while just 41% owned their own homes. Those that do own are probably not college-age, of course. Median rent is about $1200 a month, slightly higher than neighboring areas because it is a college town but the median home values are lower than neighboring Scottsdale and Phoenix. This makes Tempe a very desirable place to purchase a home.
